The Short Version

If the structure underneath is sound, you probably do not need to tear the roof off.

A Conklin coating system restores the roof you already have. It costs less than a replacement, it goes on while your building keeps running, and it renews at the end of its term instead of going in a skip.

A Complete Roof System, Applied as a Liquid

Here is what goes into a Conklin system, and why it is worth understanding before you compare quotes.

  • A complete, reinforced roof system

A Conklin roof system is an industrial-grade membrane applied as a liquid — base coat, fabric reinforcement over the seams and details, then top coats. When it cures it forms a single, seamless layer across the whole roof.

  • Restoration instead of replacement

If the structure and decking underneath are sound, you do not need to pay to tear a roof off and put it in a skip. Restoring it costs less than replacing it, takes less time, and your building keeps running while we work.

  • A white roof reflects the heat a black roof absorbs

A dark roof soaks up the sun and pushes that heat into the building below it. A bright white reflective coating sends it back. On a large flat roof over a plant or a warehouse, that difference is one you can feel.

  • Renewable, with warranties up to 25 years

Our coating systems carry warranties of up to 25 years. At the end of that term the system can be recoated rather than torn off — so the expensive part only happens once.

Before & After

What Restoration Looks Like

Rusted, streaked, weathered metal and flat roofs — and the same roofs once a coating system went over them. Nothing was torn off in any of these.

Where the leak actually is

The stain on a ceiling is rarely under the hole. Finding the real source is most of the job.

The Process

What Actually Happens on the Roof

01

Free inspection

We get on the roof and find out whether the deck and structure underneath are sound. This is the question that decides everything else.

02

Clean and prepare

The surface is cleaned and prepared, rusted fasteners and failed flashing are dealt with, and any ponding areas get addressed.

03

Base coat and fabric

A base coat goes down, and seams, penetrations and detail work get fabric reinforcement embedded into it. This is where a coating system earns its money.

04

Top coats

Reflective top coats are applied to build the membrane to the specified thickness — the thickness is what the warranty is written against.

05

Warranty

You get a system warranty of up to 25 years, and at the end of the term the roof can be recoated rather than torn off.

Not sure which one you need?

That is what the free inspection answers. If a coating is not right for your roof, we will tell you.

White vs. Black

A dark roof absorbs the sun. A white one sends it back.

Every roof takes the same sun. A black roof soaks that heat up and passes it down into the building underneath. A bright, reflective white coating turns most of it away again.

Across a large flat roof over a plant, a warehouse or a hotel, that is not a detail — it is a difference you can feel on the floor below.
